Timeline to turn the property from old tenants to new tenants
60 days before lease ends
When the property manager is informed about an upcoming vacancy whether the tenant provides notice to vacate or we issue a non-renewal the portfolio manager sends the move out requirements to the tenant.
First day of vacancy
Tenant provides keys to the portfolio manager, the manager then visits the property to conduct the inspection. (The owner may then want to have the locks changed)
A full suite of photographs are taken of the property to show the owner the current condition.
A condition report of the property is carried out and documented with a scope of works report. This is sent to the owner for approval.
Approving the scope of works
After the scope of works has been submitted the owner will review and agree pricing and time frames for the works.
Necessary funds needed for the works are submitted to be kept in escrow.
Ensuring works are completed
The turnover work will begin and your turn coordinator monitors the progress with the vendors, and updates the owner on the progress and any problems along the way.
Placing a new tenant
Once the final walk-through has been completed and the photographs sent to the owner for acceptance the marketing of the property to rent can begin.
Escrow money released and vendor invoices settled.
