Rent collections All rents are due during the first week of the month and we allow 5 business days to receive it. We offer many different ways for our tenants to pay their rent to be as flexible as possible.

Record keeping We keep accurate and timely records on all aspects of the management of your property. We maintain records that reflect all rental income and expenditures incurred in connection with the management of your property. We've invested in state-of-the-art property management software to ensure you receive the data you need when you need it.

Lease negotiation New tenant and renewal negotiation on behalf of owner - Tenant retention being our priority.

Tenant screening Prospective tenants are screened thoroughly to make sure they are financially stable and do not have criminal records before moving into your property.

Eviction When needed, we will engage and manage the entire eviction process.

Processing of insurance claims We will manage the entire process of claiming issues as soon as they arise.

Financial reporting Computerized monthly statements from our property management software are sent to you by mail or email and also available online. Details of the property or portfolio income & expenses for the perioded routinely.

Monthly Reports Our reports are tailored to your requirements using our management software: General Ledger, Updated Rent Roll, Income Statement & Other customized reports as required by you.

Marketing Our Real Estate software reaches 15 platforms in order to obtain the best qualified tenants. Popular sites such as: Redfin, Trulia, Hotpads, StreetEasy,,,,,,,, Zillow Rentals & Better Business Bureau accredited vendor.

We offer the following services:

Advertising and Exposure – We advertise your property on the biggest property portals in the USA the following portals are used plus our Facebook page and other social media groups.

Screening potential tenants – Mid Florida Property Management provides tenant screening including the checking of an applicant’s credit, criminal background, eviction history, skip histories, employment & previous Landlord rental histories. We verify all applicant’s income and employment history.

Pets – Mid Florida have a pet questionnaire. We require records and pictures of each pet to be considered.

Paperwork and documentation – We provide all the legal lease paperwork and necessary addendums and disclosures that help protect a property owner from litigation.

Collecting rents and Escow Funds – We collect all rental payments from the tenants and chase up all late payments. We issue rent demands and impose fees for late payments in line with Florida law.

Evictions – We very rarely have to evict tenants but if we do, we have a superb local lawyer who can deal with the legalities and make sure that all documents served are up to date and served legally.

Property inspections of rental property – Our property managers conduct inspections of the properties prior to the renewal of the rental agreement, or when we think that a tenant indicates or reports something that we deem by law, we can then demand an inspection on their property, an interior inspection. We document and photo each of the visits and the photos and documents are added to iCloud software DropBox so both our team and property owners can look at them.

Maintenance of rental property - We run a 24/7 emergency repair line for all of our tenants.  We have an online portal where tenants can report problems and a licensed realtor on call 24/7 to deal with emergencies. We also have an out of hours call handler should there be multiple incidents at once.

Our property management system – Our management system is ran by a state-of-the-art property management system called Buildium.  Buildium can be accessed by all of our team and vendors online through personal computers or cell phones it truly is state of the art and is also disaster proof being held in the cloud.

Hours of Business: - Mid Florida Property Management office hours are Monday through Friday the 9:00 am to 4:30 pm Eastern time.  We can deal with any emergencies 24/7 hours a day and 365 days we also have a full time 24/7 answering service and emergency assistance number.

Mid Florida Property Management are Property (NARPM) and (BBB) Better Business Bureau of which have strict Codes of Ethics.
